Making an offer on a house
When you’re ready to make an offer on a property, it’s a good idea to get in touch with the agent to draw up your offer. The agent will usually prepare the offer and send it back to you for signing and review with your lawyer before presenting it to the seller.
I also have a draft template below if you need one! 😊
It’s wise to seek legal advice first to clarify any additional clauses or wording you might need to include. You’ll also need to have a lawyer’s name ready to include in the sale and purchase agreement if your offer is successful. Additionally, you might want to add details about comparable properties to justify your offer price, so I’ve left some space for you to update that.
Best of luck with your offer!

Sample offer letter
Hi [Agent’s Name],
I would like to present an offer to purchase the property at [Property Address]. After careful consideration, we are excited about the prospect of making this house our new home.
Offer Details:
- Purchase Price: $[XXX]
- Deposit: To be paid on settlement following the drawdown of our KiwiSaver funds/X working days after unconditional with cash.
- Purchaser: [Your Name]
- Settlement Date: [Preferred Handover Date]
- Conditions:
- Finance: 10 working days (this could potentially be shorter, but the valuation will likely take a week)
- LIM Report: Could you please ask the vendor if they are willing to provide this?
- Building Report: 10 working days
- Additional Clause:
- Lawyer’s Approval: This agreement is conditional upon the approval of the purchaser’s lawyer, who may consider the conveyancing aspects of this agreement and any other relevant matters. The lawyer has the absolute discretion to give or withhold approval. This condition is for the benefit of the purchaser and must be satisfied within 10 working days from the date of this agreement.
Based on the sale of [XYZ] and other similar properties within the last three months, we believe this offer reflects the current market value for this type of property. As we also need to seek a registered valuation, our offer is based on expectations from these comparable sales.
We are committed to a smooth and timely transaction and are flexible with the settlement date to accommodate the seller’s needs. Please let me know if there are any further details or clarifications required. We look forward to your response and hope to move forward with this purchase.
